The concrete is pressure washed, acid etched, and sealed with a solvent-based topical sealer that forms a glossy, water-resisting membrane. Aggregate is added for grip.

It works best as a second layer over a penetrating sealer, and can go over most existing sealers. Protection typically lasts 3 to 5 years depending on wear.

What happens at the on-site estimate?
Nick comes out to the property, looks at the concrete, any existing sealer, and any cracks, and talks through whether topical sealing, penetrating sealing, or both make the most sense. You get an on-site estimate afterward, with no obligation.
Can you seal over a sealer someone else applied?
In most cases, yes. A topical sealer can be applied over other sealants. Nick will check what is on the surface during the estimate.
Do you offer any warranty on sealing?
Warranty coverage depends on the service. Ask during your estimate and Nick will explain what applies to your project.
How can I pay?

Topical concrete sealing in Logan, UT

Topical concrete sealing puts a protective, glossy layer on top of the slab. Alta Vista Construction does this work in-house for driveways, patios, and walkways around Logan and the rest of Cache Valley, where water, freezing nights, and de-icer are what wear concrete down.

Cleaned, etched, then sealed

The concrete is pressure washed to remove dirt, oil, and residue so nothing is trapped under the new finish. It is then acid etched, which opens up the top of the slab so the sealer bonds to it instead of just resting on it. Structural cracks are addressed before anything goes down, rather than buried under a shiny surface. Finally, a solvent-based topical sealer is applied.

A barrier against water

Water soaks into the pores and small cavities in concrete, freezes, expands, and slowly opens the surface up. A topical sealer acts as a water-resisting membrane that plugs those pores and cavities, so less water gets in to do that damage. Once cured, it leaves a glossy finish that deepens the color of the concrete. Because gloss on its own can be slick, aggregate is added to improve grip underfoot, which matters on a sloped driveway in spring and fall.

Best as a second layer

Topical sealing works best on top of penetrating concrete sealing, which hardens the slab from within first. If that step was missed, topical sealing is still a solid option on its own, and in most cases it can go over sealers already on the surface. It is also a natural finish over acid concrete staining, locking in the color and giving it depth.

Gloss or natural?

Some people love the wet, rich look of a topical sealer. Others want concrete that still looks like concrete. Nick will show you the difference and recommend what fits your slab and how you use it.
